§ KNOW ALL MEN BY THESE PRESENTS
COUNTY OF DALLAS §
THAT, EMERSON PROPERTIES, known herein as GRANTOR, in consideration of the
sum of Ten and No/100 Dollars ($10.00) and other good and valuable consideration paid by the
City of Coppell, Texas, a municipal corporation of Dallas County, Texas, receipt of which is
hereby acknowledged, does hereby grant, bargain, and convey to said City (GRANTEE), it
successors and assigns, a permanent right-of--way and the right to construct, reconstruct and
perpetually maintain a public street and/or drainage facilities and utilities, together with all
necessary appurtenances thereto, and with the right and privilege at any and all times, to enter said
permanent right-of--way, or any part thereof, as is necessary to the proper use of any other right
granted herein, and for the purpose of constructing, reconstructing and maintaining said public
street and/or drainage facilities and utilities, and for making connections therewith, in, upon and
across said permanent right-of--way.
Said Easement Strip being described in Exhibits "A" and "B" (Parcel 6) attached hereto and
made a part hereof for all purposes.
That in consideration of the benefits above set out, Grantee will remove from the easement strip,
such fences, buildings and other obstructions as may be found upon said property. After
construction has been completed or after any entry for repairs or maintenance, GRANTEE shall,
except for removed obstructions, return the surface area of the easement strip to its original
condition as nearly as practical taking into consideration the nature of the work being performed.
GRANTOR reserve the right to use and maintain the surface of the easement strip for purposes
which will not interfere with GRANTEE'S rights hereby granted and agree that ,GRANTEE shall
not be obligated for future maintenance and upkeep of the surface area.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for the
purposes aforesaid, the premises above described.

RIGHT-OF-WAY DEDICATION
T/E FREEPORT NORTH LAND II, LTD. PROPERTY
Being 0.029 acre tract of land, more or less, situated in County of Dallas, State of Texas, and
being out of the S.A. & M.G. RR Survey, Abstract No. 1439, and being a portion of that certain
36.9891 acre tract of land conveyed by T/E Centreport Buildings, LTD, a Texas limited
partnership to T/E Freeport North Land II, LTD, a Texas limited partnership by deed recorded in
Volume 96055, Page 04179, of the Deed Records of Dallas County, Texas, and being a portion of
that certain Lot 1 R, Replat of a portion of Freeport North as recorded in Volume 95245, Page
02050, Plat Records, Dallas County, Texas, which 0.029 acre tract of land, more or less, is more
particularly described as follows:
COMMENCING, at a '/~"iron rod found for the Northeast corner of said Lot 1 R;
THENCE, South 00° 43' 33" East, along the East line of said Lot IR, a distance of 499.07 feet to
a 5/8"iron rod with plastic cap stamped ``Transystems Corporation'' set on the proposed right-of-
way line of Bethel Road, same being the POINT OF BEGINNING;
THENCE, South 00° 43' 33" East, continuing along said East line of said Lot 1 R, a distance of
15.93 feet to the reconstructed Southeast corner of said Lot 1R, said reconstructed corner also
lying on the North line of a l 5 foot dedication for Bethel Road per said plat;
THENCE, South 89° 15' 17" West, along said dedicated North line of Bethel Road, a distance of
45.24 feet a''/z" iron rod found for an intersection of the said dedication line and the West line of
said Lot 1 R, said iron rod lying on the East right-of--way line of Royal Lane (a 100 foot right-of-
waY)
THENCE, North 00° 45' 49" West, along the West line of said Lot 1 R acre tract being common
to the existing East right-of--way line of Royal Lane, a distance of 48.81 feet to a 5/8"iron rod
with plastic cap stamped "Transystems Corporation" set on the proposed right-of--way line of
Bethel Road;
TE-IENCE, South 45° 12' 20" East, departing the common said Lot 1 R and the existing East right-
of-~vay line of Royal Lane and across said Lot 1 R, a distance of 46.05 feet to a 5/8" iron rod with
plastic cap stamped "Transystems Corporation" set for angle point of the proposed right-of--way
line of Bethel Road;
THENCE, North 89° 19' 15" East, continuing across said Lot 1 R, a distance of 13.00 feet to the
POINT OF BEGINNING and containing 1,251 square feet or 0.029 acre of land..
