THAT, JSCP PARTNERS, L.P., known herein as GRANTOR, in consideration of the
sum of Ten and No/100 Dollars ($10.00) and other good and valuable consideration paid by the
City of Coppell, Texas, a municipal corporation of Dallas County, Texas, receipt of which is
hereby acknowledged, does hereby grant, bargain, and convey to said City (GRANTEE), it
successors and assigns, a permanent right-of-way over and across the tract of land hereinafter
described (the "Easement Area") to construct, reconstruct and perpetually maintain a public street
and/or drainage facilities and utilities, together with all necessary appurtenances thereto, and with
the right and privilege at any and all times, to enter said permanent right-of-way, or any part thereof,
as is necessary to the proper use of any other right granted herein, and for the purpose of
constructing, reconstructing and maintaining said public street and/or drainage facilities and
utilities, and for making connections therewith, in, upon and across said permanent right-of-way.
Said Easement Area being described in Exhibits "A" and "B" attached hereto and made a
part hereof for all purposes.
GRANTEE may remove from the Easement Area, such fences, buildings and other obstructions as
may be found upon said property. After construction has been completed or after any entry for
repairs or maintenance, GRANTEE shall, except for removed obstructions, return the surface area
of the easement strip to its original condition as nearly as practical taking into consideration the
nature of the work being performed. GRANTOR reserves the right to use and maintain the surface
of the easement strip for purposes which will not interfere with GRANTEE'S rights hereby granted
and agree that, GRANTEE shall be obligated only for future maintenance and upkeep of the public
street and/or drainage facilities and utilities and appurtenances constructed by GRANTEE thereon.

FIELD NOTES
Right of Way Dedication
Being a 0.017 of an acre tract of land situated in the Thomas L. Holland Survey, Abstract
No. 624, Dallas County, Texas, and being a part of the tract of land described in the deed
to Jim Sowell Construction Company recorded in Volume 91252,Page 6746 of the Deed
Records of Dallas County, Texas, said 0.017 of an acre tract of land being more
particularly described by metes and bounds as follows:
Beginning at a %" iron rod found for the southeast corner of said Sowell tract in the north
line of Sandy Lake Road;
Thence North 49012'58" West, along the south line of said Sowell tract and the said north
line of Sandy Lake Road, 78.53 feet to a 5/8 inch iron rod with a plastic cap stamped 'TNP"
set for corner and being the beginning of a non-tangent curve to the right with a radius of
608.00 feet, a central angle of 07035'00", with a chord bearing of South 61038'02" East,
and a chord distance of 80.41 feet;
Thence along said curve, an arc length of 80.47 feet to a 5/8 inch iron rod with a plastic
cap stamped "TNP" set for corner in the east line of said Sowell tract;
Thence South 40047'02" West, along the said east line of Sowell tract, 17.29 feet to the
Place of Beginning, and containing 0.017 acres of land, more or less.
