THAT the term Grantor used herein shall be construed in the singular or plural
number as such term respectively represents one or more than one person.
THAT, ABRAHAM & ELIZABETH VARUGHESE, herein after referred to as
GRANTOR, in consideration of the sum ofTen and no/l00 Dollars ($10.00) and other good and
valuable consideration in hand paid by City of Coppell, Texas, receipt of which is hereby
acknowledged, does by these presents grant, bargain, sell and convey unto City of Coppell, Texas,
("GRANTEE"), the free and uninterrupted use, liberty and privilege of passage in, along, upon and
across the following described property owned by GRANTOR for the purpose of a slope easement
for grading, sloping or filling along, upon and across said property to provide a more subtle grade
change transition, across GRANTORS main tract with the right and privilege at all times, of the
GRANTEE herein, its agents, employees, workmen and representatives having ingress, egress, and
regress in, along, upon and across said premises for the purpose of grading, sloping or filling along,
upon and across said slope easement or any part thereof.
Said slope easement being described in Exhibits "A" and "B" attached hereto and made a
part hereof for all purposes.
After construction has been completed or after any entry for repairs or maintenance,
GRANTEE shall, except for removed obstructions, return the surface area of the slope easement to
its original condition as nearly as practical taking into consideration the nature of the work being
performed. GRANTOR reserves the right to use and maintain the surface of the slope easement
strip for purposes which will not interfere with GRANTEES rights hereby granted and agree that,
GRANTEE shall not be obligated for future maintenance and upkeep of the slope easement strip.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for
the purposes aforesaid, the premises above described.

FIELD NOTES
Temporary Slope Easement
Being a 0.018 of an acre tract of land and being a portion of Lot 1 in Block A of Oakbend
Addition to the City of Coppell as it appears upon the map recorded in Volume 91059,
Page 1427, Plat Records of Dallas County, Texas, said 0.018 of an acre tract of land being
more particularly described by metes and bounds as follows:
Commencing at a mark "X" found cut on top of concrete wall in the east line of said Lot 1
and being for the northwest corner of Lot 20 in Block A of The Woodlands of Coppell as it
appears upon the map recorded in Volume 95200, Page 2733 ofthe said Plat Records and
then run North 00012'07" West, along the said east line of Lot 1, a distance of 12.09 feet to
a 5/8 inch iron rod with a plastic cap stamped 'TNP" set for corner and being the place of
beginning of the tract being described.
Thence North 82052'54" West, a distance of 107.79 feet;
Thence North 45013'31" East, a distance of 16.72 feet to the north line of said Lot 1 in the
south line of Sandy Lake Road;
Thence South 82054'17" East, along the said north line of Lot 1 and the said south line of
Sandy Lake Road, a distance of 14.48 feet to a 5/8 inch capped iron rod set with plastic
cap stamped "TNP";
Thence South 73052'14" East, a distance of 84.04 feet to the place of beginning and
containing 0.018 of an acre of land, more or less.
