KNOW ALL MEN BY THESE PRESENTS
COUNTY OF DALLAS
THAT the term Grantor sed herein shall be construed in the singular or plural
number as such term respectively r resents one or more than one person.
THAT, LATOUR PARTNE , LP, known herein as GRANTOR, in consideration of the
sum ofTen and No/lOO Dollars ($10.00 and other good and valuable consideration in hand paid by
City of Coppell, Texas, receipt of whic is hereby acknowledged, does by these presents grant,
bargain, sell and convey unto City of Cop ell, Texas, ("GRANTEE"), the free and uninterrupted
use, liberty and privilege of passage in, alo , upon and across the following described property
owned by Grantor (the "Drainage Easement") or the purpose of constructing and maintaining an
underground drainage system across Grantor's in tract with the right and privilege at all times, of
the GRANTEE herein, its agents, employees, wo en and representatives having ingress, egress,
and regress in, along, upon and across said Draina Easement for the purpose of making additions
to, improvements on and repairs to said drainage sys em or any part thereof.
Said Drainage Easement being described in E Obits "A" and "B" attached hereto and made
a part hereof for all purposes.
That in consideration of the benefits above se out, GRANTEE will remove from the
Drainage Easement, such fences, buildings and other bstructions as may be found upon said
property. After construction of the underground drainag system has been completed or after any
entry for repairs or maintenance, GRANTEE shall, exc t for removed obstructions, return the
surface area of the Drainage Easement to its original con ition as nearly as practical taking into
consideration the nature of the work being performed. G TOR reserves the right to use and
maintain the surface of the Drainage Easement for poses which will not interfere with
GRANTEE'S rights hereby granted and agree that upon comp etion of the underground facility and
restoration of the surface, GRANTEE shall not be obligated fi future maintenance and upkeep of
the surface area.
TO HAVE AND TO HOLD unto the City of Coppell, Tex s, its successors or assigns for
the purposes aforesaid, the premises above described.

FIELD NOTES
Drainage Easement
Being a 0.037 of an acre tract of land situated in the J. E. Holland Survey, Abstract Noo
614, Dallas County, Texas, and being a part of the 40.655 acres tract described in the
deed to Latour Partners, L.P., recorded in Volume 95197, Page 359, Deed Records of
Dallas County, Texas, said 00037 of an acre tract of land being more particularly described
by metes and bounds as follows:
Commencing at a 5/8 inch iron rod found for the southwest corner of said Latour tract in
the north line of Sandy Lake Road, and then run North 89047'25" East along the south line
of said Latour tract and the said north line of Sandy Lake Road, 130.85 feet to place of
beginning of the tract being described.
Thence North 00012'35" West, a distance of 40.00 feet;
Thence North 89047'25" East, a distance of 40.00 feet;
Thence South 00012'35" East, a distance of 40.00 feet to the south line of said Latour tract
and the said north line of Sandy Lake Road and from which a 5/8 inch iron rod found for
the southeast corner of said Latour tract bears North 89047'25" East 1,104.39 feet;
Thence South 89047'25" West, along the said south line of Latour tract and the said north
line of Sandy Lake Road, 40.00 feet to the place of beginning and containing 0.037 of an
acre of land, more or less.
