KNOW ALL MEN BY THESE PRESENTS
STATE OF TEXAS
THAT the term Granto used herein shall be construed in the singular or plural
number as such term respectively epresents one or more than one person.
, LP, known herein as GRANTOR, in consideration of
the sum of Ten and noll00 Dollars ($ 000) and other good and valuable consideration in hand
paid by City of Coppell, Texas, receipt fwhich is hereby acknowledged, does by these presents
grant, bargain, sell and convey unto C of Coppell, Texas, ("GRANTEE"), the free and
uninterrupted use, liberty and privilege 0 passage in, along, upon and across the following
described property owned by Grantor (th "temporary easement strip") for the purpose of
constructing an underground drainage system, together with all necessary appurtenances thereto
which are located on Grantor's main tract ith the right and privilege at all times, of the
GRANTEE herein, its agents, employees, wor en and representatives having ingress, egress, and
regress in, along, upon and across said premises ( e "temporary easement strip") for the purpose of
constructing said water system or any part thereof.
Said temporary easement strip being describ in Exhibits "A" and "B" attached hereto; and
made a part hereof for all purposes.
That in consideration of the benefits above stout, GRANTEE will remove from the
temporary easement strip, such fences, buildings and oth r obstructions as may be found upon said
property. After construction of the underground drainage ystem has been completed, GRANTEE
shall return the surface area of the temporary easement s . to its original condition as nearly as
practical taking into consideration the nature of the work being performed and the temporary
construction easement shall terminate and GRANTEE shall no be obligated for future maintenance
and upkeep of the surface area.
TO HAVE AND TO HOLD unto the City of Coppell, T as, its successors or assigns for
the purposes aforesaid, the premises above described.

Being a 00126 of an acre tract of land situated in the J. E. Holland Survey, Abstract Noo
614, Dallas County, Texas, and being a part of the 40.655 acres tract described in the
deed to Latour Partners, L.P., recorded in Volume 95197, Page 359, Deed Records of
Dallas County, Texas, said 0.126 of an acre tract of land being more particularly described
by metes and bounds as follows:
Commencing at a 5/8 inch iron rod found for the southwest corner of said Latour tract in
the north line of Sandy Lake Road, and then run North 89047'25" East along the south line
of said Latour tract and the said north line of Sandy Lake Road, 125.85 feet to place of
beginning of the tract being described.
Thence North 00012'35" West, a distance of 110.00 feet;
Thence North 89047'25" East, a distance of 50.00 feet;
Thence South 00012'35" East, a distance of 110.00 feet to the south line of said Latour
tract and the said north line of Sandy Lake Road and from which a 5/8 inch iron rod found
for the southeast corner of said Latour tract bears North 89047'25" East 1,099.39 feet;
Thence South 89047'25" West, along the said south line of Latour tract and the said north
