June 28, 2004 Latour p~rs, LP HC 31 Box 61 Happy Jack, . zona 86024-9710 RE: - e Road I ST 99-02A ement / Temporary Construction Easement Dear Sir: The City ofCoppell i currently working with the engineering firm of Teague Nal1 and Perkins on the design of improve ents for Sandy Lake Road (west City limits to North Coppell Road) and Royal Lane (Sandy L e Road to Northpoint). The existing two-lane asphalt roads will be replaced with four-lane 'vided, concrete roadways with improved drainage. An eight-foot hike and bike trail will be co cted along the south side of Sandy Lake Road, from State Road eastward to North Coppell . oad. The project is in the final design phase and the City is in the process of obtaining the rig -of-way and easements necessary to construct the project. It will be necessary to obtain a draina easement and a temporary construction easement on property that is owned by Latour Partners, P. A drainage easement will be req ired for the installation of 30-inch RCP, and the construction of a headwall and a section of rip-ra outfall channel. The proposed storm drain improvements will tie into an existing ditch that flow to the north. There is currently a 30-inch CMP under Sandy Lake Road that will be removed . h this project. The temporary construction easement will provide sufficient area in which to c ruct the storm drain improvements. It will not be filed with Dallas County and will expire upo completion of the projecto With this letter I am providing a copy of e drainage easement, and the temporary construction easement necessary for the construction f Sandy Lake Road.
