Michael,
There are still a couple of issues I need to address with the City of Coppell. Your site plan as currently configured
would not be approved in Irving since, it appears at least, that you plan to install 24 gas pumps. The large
number of pumps with only one access has a decided effect on several traffic issues. The fact that the fuel off-
loading area is located such that the tanker will at least partially obstruct the one and only access is not only a
traffic concern, but, a health and safety one as well. It also appears that the tanker would have to back up into
Royal Lane traffic to depart from the site; that is a scenario fraught with potential problems.
However, the bulk of your development is within the City of Coppell so we principally want to just make our
concerns known to the Coppell staff and get their reaction.
