12 acres of Tract A.1 and 58 TH-2 units on approximately 8 acres of
Tract A.2); Commercial uses on Tract A.3 (approximately 2 acres)
along Sandy Lake Road and on Tracts A.4 and A.5 (3.8 acres) along
Denton Tap Road; SF-9 on 3.3 acres for park/open space on Tract B
for a total of approximately 29.05 acres of property located south of

Concept Plan
1.There needs to be discussion on whether or not the required parking will be allowed
within the right-of-way or relocated outside the right-of-way.
2.There needs to be discussion concerning the location of the sidewalk, as it goes around
the proposed street parking.
3.Has ATMOS been approached about relocating the existing 50 foot Lone Star Gas
easement and are they amenable to the crossing of the easement with a trail?
4.Is the 20 foot wide entrance off of Sandy Lake Rd. acceptable to the Fire
Department?
5.TXU has submitted Work Order #2821838 to install overhead electric lines through
this development. The lines themselves are all along Sandy Lake Road cutting
through this development, then crossing Denton Tap Rd., and continuing through the
intersection of Moore/Sandy Lake. The portions of the lines that cross this site will
impact Lots 20, 21, 23-28, Block A; Lots 5-6 and 8-14, Block E; and Lot 9, Block D.
I would recommend that you contact Richard Brewster with TXU at 214/486-4245 to
discuss the TXU lines. I have also noted on the permit approval for TXU that they
should contact you concerning that project.
Drainage Plan
6.At the intersection of Street 'G' with Street 'C', an inlet should be provided on both
sides of the street.
7. The Wynnpage Subdivision to the south shows a 36" RCP stubbed out to pickup
water from a portion of this proposed development. That 36" RCP is located where
the trail will be extended. Therefore, there will need to be some modification to the
headwall of the 36" RCP to insure it works with the trail configuration.
Water / Sanitary Sewer Plan
8. There is an existing sanitary sewer line that goes south off of Sandy Lake Rd.,
adjacent to the east right-of-way line of Street 'A', proceeding to the east behind the
new retail development and then south behind the MacDonald's. The sewer line
should be shown as an existing sewer line on your plan and you should insure that it
does not conflict with the proposed 8" water line.
