"'iiiF q -\' A.s . \ j', January 2, 2007 Calvert and Company 1001 West Main Street Carrollton, TX 75006 RE: Lots 98 and 9C Coppell Heights Addition Construction Plan Review Comments The City of Coppell has reviewed the referenced plans and has the following comments to offer: 1. New utility easements on the plat should be a minimum of 20 feet wide, not 15 feet as shown. Sheet CE 1 2. Please provide a north arrow and scale on all sheets. 3. Some of the existing line weights should be changed to make the plans easier to review. Sheet CE2 4. There are problems with your waterline as shown on both sheets of CE2 submitted. I do have some comments, but overall there needs to be a meeting between you, the Fire Marshall and myself concerning the waterlines. The following comments should be addressed prior to that meeting: 5. Provide a profile for all lines to be bored across Belt Line Rd. 6. There is an existing air release valve on the 24" waterline that will be in your driveway as proposed. The air release valve should be shown on the plan to insure that it can co-exist with your driveway. 7. Your first CE2 plan shows two connections within a 130 feet to the existing 10" water line on the north side of East Belt Line Rd. Two connections to the same waterline within a 130 feet, with no intermediate valve between the two connections, does not constitute looping the water line. There should only be one tap to the 10" waterline, preferably the one in Sanders Loop. An additional tap should be made across the north-south portion of Belt Line Rd. to the 16" waterline on the west of Belt Line Rd. 8. All water and sewer lines should be a minimum of8". 9. The second Sheet CE2 shows only one connection to the 10" waterline on the north side of East Belt Line Rd. at Sanders Loop. While that is correct, there still needs to be an additional tap to the 16" waterline on the west side of the north-south portion of Belt Line Rd. 255 PARKWAY * P.O.BOX 9478 * COPPELL TX 75019 * TEL 972/462 0022 * FAX 972/304 3673 10. The Fire Department Connection (FDC) must be located next to a fire hydrant and also detached from the building. There should be a minimum 4" underground piping for the FDC. Sheet DAI 11. Your drainage area map is difficult to follow. Please change some of the line weights to more clearly show the drainage basins. Also, all water should be picked up on site. There should be no surface water discharged to Belt Line Rd. Prior to resubmitting these plans, I would recommend that you contact this office to schedule a meeting with the Fire Marshall and myself concerning the proposed waterline improvements for this development.
