RE: Sandy Lake Oaks Addition Lot 1, Block A
Dear Mr. Peeples:
I have reviewed the plans submitted for the referenced addition and have the following comments to
offer:
Plat
1. The minimum water line easement is 20 foot, not 10 foot as shown. Also, the 20 foot easement
may create problems with the location of the existing Lone Star Gas easement and proposed
location of the building.
Site Plan
2. The stamped concrete should begin at the property line.
Sheet CE3
3. The details should be removed and a reference should be made to the City of Coppell's Standard
Details. However, in glancing at the details, I would like to bring to your attention that 'hot
poured rubber joint sealing compound' is not allowed. It needs to be 'silicone sealer'.
4. If you are requesting no lime beneath your parking lot, a written request needs to be submitted
for waiver of lime. The request is typically granted if the concrete is increased to 4000 PSI or
the thickness is increased by a minimum of one inch. However, the City still requires lime or
crushed limestone beneath the drive approaches within the city's right -of -way.
5. The ADA ramps at your driveways should have 'trunkcated domes' as required by ADA.

6. The minimum waterline size is 8 inch, not 6 inch as shown.
7. The route of the waterline needs to be redesigned. A much better design would be to retap the
existing 12 inch line in Moore Road and bring the 8 inch waterline directly on site, as opposed
to meandering from the existing 8 inch tap all the way to the north side of the property.
8. Has Atmos Energy granted approval for the encroachment of the waterline and waterline
easement in the existing 50 foot Lone Star Gas easement?
9. There should be a minimum 9 foot separation between the sewer service and the water service
coming off of Sandy Lake Rd. to serve this property.
10. Is there an irrigation meter proposed for this developer? If so, where is it located?

The Fire Marshal made the following comments for the FDC line:
11. Only a 4 inch underground conduit is required. If a 6 inch one is used, the FDC must be
configured as shown in City Engineering Standard 4170.
12. For the DDC vault and fire hydrant, the ordinance states that the fire hydrant cannot be on a
dead -end line in excess of 150 feet. You should relocate the DDC vault and fire hydrant or loop
the water line back to Sandy Lake Rd. along the fire lane.
13. If you decide to loop the water line back to Sandy Lake Rd., then an additional DDC vault will
be required.
Once these comments have been addressed, please resubmit the appropriate number of plans for a
second review along with the marked up copy.
