RE: Kaye Street Drainage
Dear Mr. Earle:
We have completed our investigation of the above referenced issue. We were asked to analyze the
proposed drainage solution consisting of a series of area drains connected by a 15-inch drain line located
south of and parallel to the Shadow' Ridge Estates property line which connects to the existing curb inlet
on Spanish Moss Court. We were also asked to verify the cost estimate for this solution. Finally, we were
asked to investigate any alternative solutions to suggest and estimate those costs.
Based on information provided and site inspections it appears that the pipe quantities, inlet quantities and
line sizes shown on the cost estimate, prepared by' Albert Halff Associates, Inc. as Alternative 2, arc
justified. Miscellaneous items such as fence removal and repair, grar,~ing and resodding, shed removal and
replacement, and tree damage appear to be substantially higher than prevailing costs in this area and/or
are avoidable in most cases by conscientious contractors. However, we do not feel the $102,000 estimate
is unreasonable for budget purposes if this alternate is chosen.
An alternate solution to this problem may be available by the use of NDS area drains, ADS corrugated
plastic pipe, and individual drainage lines for each lot which currently drain~ poorly. The individual
drainage lines can discharge to the Kaye Street gutter. Product literature is attached which details the
drains. This option is predicated on ha~qng enough fall from the rear yards of the affected lots to the
existing gutter line of Kaye Street. The yard can be vet flat but, if the gutter is Iow enough, plenty of
fall can be created for the drain pipe. Advantages to this method include:
* avoidance of existing trees and lands~pe due to pipe flexibility
* each drainage system v, ill be contained on one lot, draining only that lot, and making each of
these a p~'ate system. It will save the City maintenance costs since it is a private system and
requires no easements
* no fence removal since each s.vstem will not cross a side lot line
* no soil testing due to shallow installation
This alternate solution will cost approximately $43,000. Some additional lot grading will be necessao'. The
estimate is attached.
