Rock Wall Location
Although we have provided the required 15' easememt along Denton Tap
and a corresponding 10' easement along Bethel Road, it would certainly
be helpful if we were allowed a reasonable variation from that exacting
locational criteria, to accommodate the design undulations we had planned
to incorporate into our rock wall design, "weave" in and around the
existing trees and provide the maximum amount of "back yard space",
available to our residents, thus reducing the amount of "parkway" space,
which must be maintained by the homeowner's association. We are not
asking for anything exceptional or that different than what has been
accepted as the norm for other subdivisions in and around our part of
town. Please take note of the following wall offsets from the curb:

Although we have provided a sidewalk easement on Denton Tap, it does
not seem likely that one would have any utility, since there is no
means for pedestrians to access the property from the North, because
of the bridge and "narrow passage" to the first commercial tract.
Under these conditions, we suggest that it is of no public benefit
and therefore unnecessary to construct a sidewalk along this portion
of Denton Tap. Thank you for your consideration of these two exceptions
to the original DRC comments.
