Cottonwood Est-CS070129T H E C 1 T Y O F ___ . __-- COPPELL f~~ T ~ ~~ ~ q o x A s ~ a January 29, 2007 Hugh Peiser Peiser Surveying 801 Enterprise Drive Flower Mound, TX 75028 RE: Cottonwood Estates Lot 8, Blk A Amending Plat Dear Mr. Peiser: In going through pending items left behind when my assistant left in December 2006, I noticed that there is still a plat for Lot 8, Block A Cottonwood Estates awaiting additional information from you. My understanding is that the plat was submitted to shift the existing floodway easement and building line to more closely align with the pictorial floodplain shown on Floodplain Map # 4811300135 J, effective date August 23, 2001. All the pictorial representation on your plat appears to align with that floodplain map. However, I have concerns based on elevations from our GIS information. I spoke with Keith Marvin, P.E., Asst. City Engineer, prior to his leaving and he was to contact you to request 'on the ground survey information' showing where the actual floodplain elevation fell in relationship to the lines that you were proposing. According to the floodplain map, the elevation on the property line that has a bearing of N56° 22' 3" W is approximately 471 and the elevation on the property line with a bearing of S10° 16' S2" E has a floodplain elevation of approximately 470. Prior to me signing the plat as the Floodplain Administrator for the City of Coppell, I am requesting that 'on the ground survey information' be provided to show where those points fall on the property lines. Once that information has been provided and the floodplain adjusted to match those elevations, then I will be able to sign the plat and process for filing. If the 'on the ground survey information' shows that the floodplain should not be moved as much as you have shown, then you will need to adjust your floodplain elevation on the plat prior to my signing off as the floodplain administrator for the City of Coppell.
