Building Permit for Donna RoBason
We have reviewed the above subject property at your request for
placement of a 10'x12' storage shed per Donna Robason, owner of
the subject property.
cOur review indicates the proposed location of the shed at the
rear of the lot is not acceptable due to the location of the
floodway (Zone A2 as on the FEMA map).
The proposed shed may be placed approximately 60' from the rear
of the lot. This would translate to be 190' south of the
property line at Bethel School Road. This location can be
identified on the FEMA maps as Zone B.
The placement of the shed should have the following requirements
stipulated as required per the Comprehensive Floodplain
Management Ordinance:
1. Shed be adequately secured to the ground to prevent washout
during a 100-year storm event.
2. One square inch opening required per every one square foot
of floor area on two walls to balance hydrostatic pressure
on the enclosure, thus alleviating buoyancy effects. Also,
openings may be screened if desired by the applicant.
With the above stipulations required, a building permit may be
issued for placement of the shed in the location stated
above.
Enclosed for your use is a copy of the deed exhibit and other
supporting material for this property which is located in North
Lake Woodlands - Phase VI, Block F, Lot 3.
