ENGINEERS · SCIENTISTS · SURVEYORS PROPOSAL FOR ENGINEERING SERVICES CITY OF COPPELL PHASE 1 DRAINAGE IMPROVEMENTS 1008.91.3915 BROOKS LANE/HUNTERWOOD SUBDIVISION EASEMEntS FOR DIVERSION Description of Project Preparation of easement docnmentation for the Hunterwood Subdivision storm sewer diversions. This easement would connect from Brooks Lane to the recently acquired easement in Big Cedar Addition. An additional easement to connect to the Stage II Diversion on Dillard Lane is also included. Property owner research and survey work to locate the existing property comers is included. Scope of Work Property Owner Research City tax information and Dallas County records will be researched for property owner information and legal descriptions of the affected properties. Locate Property Corners and Existing Easements Survey work will be performed to locate property corners and the existing easement through Big Cedar Addition. Preliminary Design There are three properties which could be utilized for all or part of this easement. The best alignment utilizing the recently acquired easement through Big Cedar Addition will be detemdned including manhole and/or lateral line connections. Existing utility data will be collected and reviewed and an exhibit will be prepared showing tiffs recommended alignment. Final construction plans will not be prepared at this time. Property Owner Coordination The property owner(s) affected by the recommended alignment will be contacted and a determination at this time as to the difficulty of obtaining the easement(s). If additional coordination is required it could be handled through city staff or a separate budget could be provided. Easement Documentation The easement(s) legal documents will be prepared for final signatures. Page 1 BROOKS LANFJHUNTERWOOD SUBDIVISION (CONT.) PROPOSAL The Basic Fee for the services described above will be based on a lump sum fee of $4,500.00. The engineering services will be billed monthly or at the completion of each phase, whichever comes first. The work will be invoiced on an hourly basis of 2.13 times salary costs. Salary cost as defined by the ASCE Manual and Report on Engineering Practice No. 45 is the cost of salaries (including sick leave, vacation, holiday and incentive pay) for time directly chargeable to the project, plus unemployment, excise and payroll taxes and contributions for social security, employment compensation insurance, retirement, medical and insurance benefits. Direct costs such as reproduction, sub-consultant services, long distance phone calls, deliveries, etc. will be billed at 1.10 times cost. Computer charges will be invoiced at 1.0 times cost. Easement(s) for the Diversion will be prepared concurrently with the Brooks Lane - Inlets only contract and should be completed by the end of January 1992.
