Final Plat
We have reviewed the above referenced subject for conformance to
City of Coppell subdivision ordinance, zoning ordinance,
streetscape plan and standards, and the following sets forth our
comments:
We have no objections to the final plat. Prior to final
submittal to Council, engineering plans must be submitted,
reviewed and approved. These comments are reflective of a final
plan /plat review.
1. Maximum drive width if 30 not 40' as shown, unless variance
has been approved.
2. Sheet 5 of 5 not included in my submittal... may have needed
information I am requesting. Please provide us with a copy.
3. Indicate where car wash drains go to.
4. Provide details on concrete pavement.
5. Grading and drainage plan incomplete.
6. Provide water /sewer plan.
7. Sign variance will probably be required.
8. Submit cost estimate of construction of water, sewer,
streets, etc., to be dedicated to city.
9. Provide receipt that all taxes have been paid.
10. Provide engineer's seal /signature on plans.
11. Provide profile, with elevations of sanitary sewer lines.
12. Pay all applicable fees.
13. Provide 8 water line, not 6 as shown.
14. Provide fire hydrant on site or indicate where existing fire
hydrants are located in vicinity of site.
We have no objections to approving final plat, but need the above
information provided prior to recommending final approval to
Council.
