Plan Review Comments
Dear .\1r. Duffy:
The City of Coppell has received and reviewed the incomplete plans submitted for the Petterson
Addition and has the following comments to offer:
1. A cover sheet and plat should be provided.

2. The proposed elevations on the plans should be relocated so that they are visible.
3. You are allowed to use Hydro 35 in lieu ofTP40 for your drainage calculations
4. Additional information needs to be provided for the discharge of Drainage Area A-I, such as
to what does it discharge, what is the discharge velocity, what erosion protection has been
provided, etc. Based on the answers to those questions, the drainage may need to be picked
up on site and piped to its discharge point.
5. Your proposed connection to Sandy Lake Rd. should not only match the existing Sandy Lake
Rd., but also match the future Sandy Lake Rd. widening plans. Those preliminary plans for
the widening of Sandy Lake Rd. are available in the Engineering Department.

6. Additional information is needed at the northwest corner in regard to the discharge of on site
drainage. You should provide the off site contours up to the point to where this water
discharges.
7. General note 6 and 8 refer to the paving plan for concrete specifications. Please be advised
that plan was not provided. The City does require lime stabilization under all concrete
pavmg.
Construction Notes
8. You reference concrete interfaces and joints as being in accordance with details provided.
Please be advised no details were provided. However, the City does not require details to be
provided, but we do require you to comply with 'City of Coppell Standard Details'.
9. In all locations where you reference 'See Details' that should say 'In accordance with City of
Coppell Standard Details'. The only time we require details to be included in construction
plans is if it is a unique detail specific to that site development.

10. A profile should be provided of the proposed 8" sanitary sewer.
11. All fire hydrant locations and spacing should be in accordance with approvals from the Fire
Marshal.
12. There should be a minimum 9' separation from your manhole at Sta. 7+51.4 and the I" water
service to Lot I.
13. Please indicate the distance from the west property line to the proposed location of the 8"
water line.
14. The connection of the 8" water line to the existing water line in Sandy Lake Rd. should be
accomplished by dry boring.
15. The connection of the proposed 8" sewer line to the existing sewer line in Summer Place
should be accomplished by dry boring.
16. Please provide additional information on how you proposing to install the sewer line on the
north side of the alley and the water line on the south side of the alley. Will this require
removing or replacing portions of the alley? If so, additional information needs to be
provided for that.
17. Under the general notes for water improvements, any water line 10" or smaller should be
Class 200 DR14.
18. No compression type fittings are allowed in the City of Coppell. You should refer to City of
CoppelI Standard Construction Detail #4145. We only allow threaded, flanged or flared
connections.
19. The comment about 'water meters being sized and installed by City personnel' is incorrect.
You are required to appropriately size and install all water meters. However, we do inspect
the installation.
20. You should reference the City of Coppell Standard Construction Detail #3030 when you are
noting the water line to be encased in sand. We require the sand to be placed at least 12"
above the pipe.
21. All water and sewer installations should be in conformance with TCEQ requirements.
22. If you have not already obtained a copy of our Subdivision Rules and Regulations and our
Standard Construction Details, it might be beneficial to have a copy or at least review them
on line so that your general notes are in compliance with the City of Coppell's requirements
and details.
Once these comments have been addressed, a complete set of construction plans should be
submitted to the City of Coppell for review. If you should have any questions please feel free to
