Kountry Donuts-CS070222DEVELOPMENT REVIEW COMMITTEE ENGINEERING COMMENTS ITEM: 5-1215R, Kountry Donuts & Cafe, zoning change request from 5-1215-C (Special Use Permit-1215-Commercial) to 5-1215R-C (Special Use Permit- 1215 Revised-Commercial), to allow a 1,400-square-foot restaurant with drive-through service on 0.49 of an acre of property located along the west side of S. Denton Tap Road, approximately 500 feet north of Southwestern Boulevard, at the request of Terry Cunningham, Terry R. Cunningham Architects. STAFF REP.: Matt Steer PROJECT ID# SUP-07-0013 DRC DATE: February 22, 2007 and March 1, 2007 CONTACT: Kenneth M. Gri cn, P.E., Dir.o Engineering/Public Works 972/304-3686 COMMENT STATUS: /PRELIMINARY €I ~~S€B e r'r'rn ns~~ It appears that an attempt to submit a complete set of plans was made by the engineer. Please be advised that plans submitted with DRC does not constitute plan submittal. Plan submittal will only be accepted after some approval has been obtained through the Planning and Zoning Commission and/or City Council. Grading, Paving and Drainage Plan 2. It appears that you are discharging your site runoff through the opening for the walk way from the sidewalk. Please be advised all drainage must be picked up on site and discharged to a system. Utility Services Plan 3. There is no need to sawcut Denton Tap Rd. to tie into an 8" water line that was abandoned in 2005. There is currently two 8" stubouts to this property off the new 16" water line that was built in the median of Denton Tap Road in 2005. One stubout is about 20' south of your i north property line and one stubout is about 100 south of your north property line. The existing 8" stubout approximately 100' south of your north property line will conflict with the proposed location for your new sewer line to be bored across Denton Tap Rd. There needs to be a minimum 9' separation between the 8" stubout and the proposed sanitary sewer service line.
