Please show the existing Dallas Water Utilities and the City of Irving 60" water lines that are along the south side of your property, adjacent to Sandy Lake Rd. 2. Based on my review, it appears that the location of your proposed 8" water line, adjacent to the north side of Sandy Lake Rd. and the 8" sanitary sewer line, in that general location, may be in conflict with the Dallas Water Utilities and/or the City of Irving water lines. Please show both the existing water lines on your utility plan for the next submittal and make appropriate changes. 3. Why is Lot 2 not shown on the plan? The lots go from 1 to 3. 4. Approximately 3 additional manholes will be required on the sanitary sewer line and a minimum of three clean -outs will be required. Drainage and Storm Sewer Plan 5. Additional inlets may be required throughout your subdivision. That decision will be made when final drainage information is provided with the plan submittal. 6. The proposed drainage system between Lots 17 and 18 should, at a minimum, be extended to the rear of the lots and preferably to the south bank of Denton Creek. 7. Additional information needs to be provided on the drainage system between Lots 31 and 32. Does it discharge into existing pond in general location or does it discharge to the north side of property? 8. When the next submittal is provided please show the FEMA floodplain and the proposed new FEMA floodplain, per Halff and Associates. Site Plan 9. It appears that a portion of the pond near Lots 28, 29, 30 31 is being filled in. Please clarify. If it is being filled in, you will need regulatory permits such as 404 permit, etc.
