LEASE AGREEMENT

This Lease Agreement ("Lease") is made and entered into by and between, Peter Park,_("Landlord") and
Tiseo Pavin!!: Company, Inc. ("Tenant").
1.
Landlord hereby leases to Tenant and Tenlmt hereby takes from Landlord the following Real
Property (the "Property") located at the Sandy Lake and Riverchase and more particularly Denton
Countv, Coppell, Texas; described on attached Exhibit "A".

This Lease shall be for a term of Sixteen (16 ) Months commencing on the date of execution.
3.
As payment for the use of the Property, Tenant agrees to pay Landlord the lump sum of
$10,800.00 for the term of this lease. The monthly rent being $675.00.

In the event Tenant shall hold the Property after the expiration or termination of this Lease, such
holding over shall be deemed to have created a tenancy from month to month, terminable on thirt~ .

Tenant shall be solely responsible for obtaining all permits, zoning and other permissions, of any
nature, for its use of the Property. Failure of Ten ant to obtain any required permits shall cause thiS
Lease to terminate and Tenant shall return the Property to its original condition.

Landlord may terminate lease at any time by giving Tenant thirty (30) days written notice of its
intent to so terminate the lease, provided, however, that should this lease be terminated by
Landlord prior to expiration of Sixteen ( 16) Months from date hereof, any unearned rents in the
possession of Landlord shall be prorated and refunded to Tenant.
7.
Tenant shall conduct its business on the premises in accordance with all rules, laws, ordinances,
and regulations of all cities, counties, states, the Federal Government and Agencies.

Tenant agrees to, and does, indemnify, defend, and hold Landlord hannless of and from any loss
and / or liability of any nature arising out of, or relating to, the use and occupancy of the leased
property and areas by Tenant, its agents, employees, invitees, subconh'actors and third parties.
9.
Tenant agrees to remove all debris, equipment and extraneous material from the Property and
agrees to over-seed all effected areas.
10.
Tenant shall, during the term of this Lease, maintain the Property and the fill areas in a neat and
orderly manner and shall use reasonable efforts to prevent unlawful dumping on the Property and
the fill areas by unauthorized parties.
11.
This lease shall be terminated should the TECQ (Texas Commission on Environmental) fail to
approve the Property for use with Tenant's concrete batching plant and Tenant shall return the
Property to it's original condition and the fill area to conditions set out in paragraph three hereof.
All deposits and payments shall be refunded to Tiseo Paving Co.
12.
Tenant shall provide Landlord with a certificate of insurance, nanling Landlord as an additional
insured, showing public liability and property damage insurance with limits not less than
$1.000,000.00 and workers compensation insurance in an amount not less than required by laws.
