RE: Lakeside Village Phase II, Kroger Store
Construction Plans
Dear Sir:
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:
1. On the drainage calculation sheet, drainage area G does not show a quantity for Q.
2. On the layout and dimensional plan sheet, show the 8' wide brick pavers at all driveways.
Also, on the paving detail provide a note stating that #3 rebars on 24" centers and 6" lime
stabilization will be used for paving.
3. Address the comments on sheet 6 regarding the details.
4. Provide a profile of borrow ditch along Sandy Lake Road showing distance of grade to
drain. Also, use Class IV RCP under driveways onto Sandy Lake Road due to depth of
proposed pipe and Type , C' end sections.
5. On storm sewer profiles, show the 100- year hydraulic grade line (HGL) for storm drain
L-A. Also, show all utility crossings i.e., water lines, and provide note stating that for any
utility line crossing within 24" must be concrete encased.
6. Show hydraulic calculations for all storm drainage pipes on the storm drainage profile sheet.
Also, address the additional comments made on profile sheet.
7. There is concern regarding the amount of runoff proposed to enter MacArthur Blvd. at the
northeast corner of the development. Please look at picking up the runoff on site. The
subdivision development to the west (Waters Edge Phase II) has provided a 42" RCP which
was designed to pick up the majority of the site i.e, 6.5 acres. I am sending copies of the
drainage plans for Waters Edge Phase II to help in your design. Also, in reviewing the
landscaping plan, I noticed that trees and landscaping is proposed to be planted on top of
the storm drainage system. If this is the case, look at moving the drainage system to avoid
placing the trees on top of the drainage system.
8. The following comments were made by Howard Pafford, Utilities Superintendent. If you
have any questions or comments feel free to contact him at 304-3551.
a) Provide information regarding irrigation and domestic meter size and location.
b) The on-site water line will be used as private fire line and therefore needs to have a fire
line double check detector meter installed at each connection point into the City's water
I ~Jt line. This may require an easement.
-\~l( The existing left turn lane off of MacArthur Blvd. needs to be adjusted to provide for 100'
\) storage and 100' transition. Also, a note needs to be provided stating that Dennis Slayton,
U6 \. Parks Department, shall be contacted before work begins in median. Removal and
~ %CJ replacement of existing irrigation systems are responsibility of the contractor.
10. On the Landscape Plan, show 8' wide brick paver bands at all driveway locations.
11. The detail for sloped reinforced concrete pipe needs to be revised as to be reinforced with
#3 rebars on 12" centers with 3000 psi.
12. Driveway details need to be labeled (refer to Sheet 16).
13. The City's standard detail sheets are not required to be inserted into the plans. Only
provide details that vary from the City's standard detail. Also, provide in the general notes
that all work must comply with the City's standards unless otherwise noted.
14. Please insert the plat behind the title sheet.
There are various other minor comments throughout the plans. Once these comments have been
addressed, the revised set of plans should be resubmitted to the City for review. If you should have
