of Lots 7-14 of the Kimbel Addition, to establish fire lanes and easements to
allow for the redevelopment of this property for new retail development on 2.9
acres of property located at the northeast corner of Sandy Lake Road and
MacArthur Boulevard, at the request of Michael Doggett, Winkeimann &

Replat
1. A common access easement & utility easement should be provided off the fire lane from Lot
9R to the proposed bank access on the east side of Lot 8R to accommodate the proposed
bank access and drainage system.
Preliminary Grading Plat
2. All of Lots lOR, 12R and most of 14R should drain south and east to the existing inlets and
pipes installed with the Sandy Lake Rd. improvements. All drainage should be picked up
onsite for those areas and discharged to the appropriate locations.
3. Detector checks for firelines should be in a 20'X 20' easement near the right-of--way, not in
the buildings. You may be able to loop one fireline using at least 2 detector checks for all
buildings. The detector checks should be tied into different water lines.

to PD-223-C (Planned Development 223-Commercial) to allow the
construction of three retail/restaurant/medical buildings, a bank and the
retention of a portion of an existing retail structure, totaling 25,245-square-
feet, and to allow the reduction in landscaped areas, required setbacks and
alternative signage colors and sizes on 2.9 acres of property located at the
northeast corner of Sandy Lake Road and MacArthur Boulevard, at the request
of Alen Hinckley, Yorkshire Realty Advisors, LP.
