Plan Review Comments
Dear Mr. Duffy:
The City of Coppell has received and reviewed the incomplete plans submitted for the Petterson
Addition and has the following comments to offer:
Replat
1. An easement document should be provided for the 8-inch waterline located approximately
five feet off your west property line. In essence, this will require a minimum 10 foot utility
easement that will abut the proposed 24 foot fire lane, utility and access easement. Please be
advised that no landscaping of large trees, etc. will be allowed within that easement over the
top of the waterline.

2. You will not be allowed to concentrate your water at the northwest corner of your property
and then discharge it onto the adjacent property owner without adequate easements in place,
grading in place and/or the installation of an underground system to take your water all the
way to the proposed pond, approximately 500 feet to your northwest comer.
Once you have adequately addressed your drainage issues, please provide two sets of revised
plans to this office for a third review along with these marked-up plans. If you have any
