I do have a couple of observations: instead of trying to tell how to construct the curb you should refer them to our standard details (we will enforce the standard details during actual construction, regardless of what your notes state); we typically access a 4% inspection fee for work in our right of way (there might be consideration given to waive this because you are beautifying the area); we charge a tap and impact fee for new water services (this is based on the irrigation meter size and there really isn't any way to waive it); the actual drawings will be forwarded to our Planning and Parks Departments for comments (Planning reviews the aesthetics and how it blends in with other areas and Parks reviews the type of landscaping and trees to ensure they are on our plant palette and are compatible with the installation location). The approval to perform the work will be granted via a License Agreement between the HOA and the City. I present those to Council and make a recommendation. They are generally approved, however, there have been a few denied. The ones denied did not have a positive recommendation when presented to Council. We have experienced trouble with this type of planting, especially in an already narrow median. The trees will quickly crowd the roadway and limit access on the interior lanes (as can be seen on the submitted graphic). *I would recommend that the trees be purchased as container grown material. A 65 gallon tree will cost a little more than a 4" B&B, but the container grown tree has a much better chance of thriving quickly and making a more immediate impact. *Trees of the species indicated are typically not planted closer than 40' o.c. (exc. the Crape Myrtle) *The Electrical should be 110 volt, not watt. Wattage will be determined by the service item. This system should really be designed by an electrician-it is unclear as to the expectation in a "power box". *The• 12" rise in the center of portions of the medians will likely be too much, causing the soil to erode across the curbs. This will also create difficulty in mowing of certain areas and create dry spots on the higher ground. Concrete: Please line list the cost of saw-cutting and excavating a shallow trench, installing a 4 inch PVC sleeve for the irrigation and electrical and, repaving. Landscapers: Please line list the cost of boring and installing the sleeve. Pour new curb to match existing an give rough broom finish. Concrete should achieve a minimum compression strength of 3500 PSI within 28 days. LANDSCAPING: Please bid based on the attached plan. You are encouraged to come up with your own alternate plan or make adjustments to this plan as your alternated plan. Use as many Live Oak Trees as possible and stagger them (one closer to the south curb, then the next closer to the north curb and so on, but don't use two systematic (try to give it a natu ral look. The base price should include the fastest growing and largest starting size live oaks and then alternate prices for one or more alternate sizes. Also as an option of going with Red Oaks for the 2"d (center of new islands) in the three island version. The islands should be mounded in the middle -rising at least 12" from curb. Landscaping bids should include all irrigation installed, soil, plants, ground cover, trees, and one 110 watt outdoor electrical power box for each island. The quantities specified are anon-professional estimate. Please calculate your own estimate and offer it as an alternate if it is substantially different than mine.
