Lauth Park-CS070208FW: Louth Property Group Paula Crocker - Re: FW: Louth Property Group Page 1 of 2 From: Ken Griffin To: David Suarez Date: 2/8/2007 9:51 AM Subject: Re: FW: Louth Property Group CC: Glenn Hollowell; Paula Crocker Mr. Suarez The "sewer" manhole actually belongs to Denton County Electric Cooperative (DCEC). They now are known as CoServ. The transformer and vault are also more than likely CoServ's. Our sewer line is in an easement on the west side of Denton Tap and then turns west toward Coppell Greens near the Dallas/Denton County line. Our water line is in the west right of way of Denton Tap. I'm not sure if CoServ obtained an additional easement from the property owner in 1998 to install their facilities, but you may want to make contact with CoServ. If you have any additional questions, please contact me at your convenience. Ken Griffin, P. E. He said that the manhole is about 8' deep and has wires running through it. The lid was laying there so he put the lid back on so no one would fall into the hole. He said the lid has "DCEC" stamped into the casting. I am not sure what DCEC means. Let me know if you need anything else. Glenn »> Ken Griffin 2/7/2007 3:48 PM »> Glenn Could you have someone take a look at this? I doubt we have a sewer line w/o a manhole cover on it, but....you never know. The attached exhibit gives the general location which is on the west side of Denton Tap north of SH 121 across from Highland Road. Thanks ken g »> "Suarez, David" <dsuarez@lauth.net> 2/7/2007 1:47 PM »> Thank you for calling back on this matter. One of the items outside the utility easement appears to be a sewer manhole. I walked the site and the cover was off. I would think this would be a City utility and would require a file://C:1Documents%20and%20Settings~PCROCKER\Local%20Settings\Temp\GW}00002... 2/8/2007 FW: Lauth Property Group Page 2 of 2 City easement. If we need to meet at the site to lank at these items I would be more than happy to meet you there. Thanks for your help on this matter. David G. As indicated on the attached plans, these three items are outside the City's utility easement. Can you tell me if an easement for these items was ever granted? If not, what process do I need to follow to either abandon these utilities or have an easement granted. If I need me to come to your office to discuss this matter, please let me know. Thanks for your help on resolving this matter. «Coppell Utility Easement.pdf» David G.
