Construction Plan Review Comments
Dear Mr. Martinez:
The City of Coppell has revicwed the referenced plans and has the following comments to
offer:
Sheet Al -
1. The site plan shmv.s the existing sidewalk adjacent to Sandy Lake Road encroaches
upon this property. I Iowever, Sheets A4 and A5 show the sidewalk contained entirely
within the right -of -way of Sandy Lake Road. If the sidewalk does encroach upon this
propert} , then a sidewalk easement that fullv contains the existing sidewalk should be
shown on the plat prior to it being tiled with Dallas County.
Sheet C4 —
?. A sanitary sewer clean -out should be provided on the existing 4" sanitary sewer line at
the east property line.
3. At the line stubbed out for the irrigation system, please be advised that a meter and a
double -check is required for irrigation systems. Refer to the City's Standard Details
for those requirements.
Sheet C5 —
4. Please provide additional information on the drainage, such as showing what amount is
proposed to sheet flow to Sandy Lake Road and what amount is proposed to go to the
existing concrete flume on Holly Street. If the amount of sheet flow to Sandy Lake
Road is excessive. then all water will be required to be picked up onsite. Spot
elevations should be provided along the north and south side of your proposed
driycway to Holly Street. This is to ensure water leaving the site flows to the borrow
ditch adjacent to Hol►v Street and not into Holly Street.

5. All details that are not designed specifically for this project should be removed and
reference should be made to the City of Coppell Standard Construction Details.
