and sufficiency of which Is hereby acknowledged, do by these presents grant, sell, and convey unto the
City of Coppall, Its successors and assigns, hereafter termed Grantee, two easements and rights-of-way
In, under, over and across the following described property:
EASEMENT NO.1
BEING a 2O-foot wide sanitary sewer easement situated In the J.G. Carlock Survey, Abstract No. 312, In
the City of Dallas, Dallas County; being a part of a tract conveyed to William G. Thompson, as recorded
In Volume 80112, Page 3068, of the Deed Records of Dallas County, Texas (DRDCT); said easement
being more particularly described as follows:
BEGINNING at a point In the south line of the St. louis and Southwestern Railroad, said point being
North 75. 57' 00" East, 971.04 feet from the Intersection of said south line with the City limit line
between the City of Dallas and the City of Coppall;
THENCE, North 75. 57' 00" East, along said south line, for a distance of 20.00 feet to a point for comer;
THENCE, South 14. 03' 00" East, departing said south line, for a distance of 23.23 feet to a point for
comer;
THENCE, South 21 . 47' 02" West, for a distance of 19.77 feet. to a point on the north line of a 100-foot
Right-of-way for Railroad Spur conveyed to Dallas Power and Ught Company, for the beginning of a cir-
cular curve to the left;
THENCE, along said north line with said circular curve to the left having a central angle of 01 . 37' 36., a
radius of 704.50 feet, a tangent length of 10.00 feet, and a chord of North 68" 12' 58" West, 20.00 feet,
for an arc length of 20.00 feet to a point for comer;
THENCE, North 21" 47' 02" East, departing said north line, for a distance cA 13.30 feet to a point for
comer;
THENCE, North 14" 03' 00" West, for a distance of 16.77 feet to the POINT OF BEGINNING and con-
taining 0.0168 acres or 729.8 square feet of land.

COMMENCING at a point In the south line of the St. louis and Southwestern Railroad (100-foot rlght-of-
way), said point being the Intersection of said south line with the City limit line between the City of Dal-
las and the City of Coppell; Thence, North 75. 57' 00" East, along said south line, for a distance of
558.96 feet to a point for the beginning of a circular curve to the rlght on the south line of a 100-foot
Right-of-way for Railroad Spur conveyed to Dallas Power and Ught Company; Thence, along said south
line with said circular curve to the right having a central angle of 34" 53' 09", a radius of 604.50 feet,
and a tangent length of 189.94 feet, for an arc distance of 368.06 feet to the POINT OF BEGINNING;
THENCE, continuing along said south line, with said circular curve to the right, having a central angle of
01" 53' 45", a radius of 604.50 feet, and a tangent length of 10.00 feet, for an arc length of 20.00 feet to
a point for comer;
THENCE, South 21" 47' 02" West, departing said south line, for a distance of 19.92 feet to a point for
comer;
THENCE, North 68. 12' 58" West, for a distance of 20.00 feet to a point for comer;
THENCE, North 21. 47' 02" East, for a distance of 19.92 feet to the POINT OF BEGINNING, and con-
taining 0.0092 acres or 399.4 square feet of land.
These easements and rights-of-way, together with all rights and privileges hereby granted, may be used
by Grantee for the purpose of the maintenance of a sanitary sewer ma!n,
consisting of 8" sewer pipe with one sanitary sewer manhole In each easement
Grantor shall not construct or place within the above described rights-of-way any buildings, fences,
shrubs, trees, or other Improvements or growths and Grantee shall have at all times the right to remove
and keep removed from said rlghtH>f-way all or parts of any buildings, fences, trees, shrubs, or other
structures or Improvements of any character.
TO HAVE AND TO HOLD the above described easements and rights unto the City of Coppell, its
successors and assigns, forever.
AND Grantor hereby kinds himself, his heirs, executors, agents, and assigns to warrant and forever
defend all and singular the above described easements and rights unto the City of Coppall, Its
successors and assigns, against every person whosoever lawfully cialmlng or to claim the same or any
part thereof.
