Central Expressway, Suite 1000 Dallas, TX 75206 RE: Point West Office Building 1 /Lot 3, Block C Construction Plan Review Comments Dear Mr. Evans: The City of Coppell has reviewed the plans for the referenced development and fined them to be in general compliance, with the exception of the following minor items: Sheet C 3.3 1. Show the sanitary sewer crossing under the proposed 42" RCP for Line SD-1. Sheet C 4. I 2. Show a valve on the proposed fire line between the domestic line and the detector check. 3. Show a valve on the proposed 6" power line. 4. Ensure that the FDC connection is a 6" diameter pipe. Sheet C 5.1 5. In the cross-sections for the pavement details it appears that lime is not being proposed. Please submit a letter requesting the waiver of lime for this project if that is your desire. Also, with the waiver of the lime, the City of Coppell requires an additional I" thickness on paving and a 4000-psi strength concrete. Once these minor changes have been made, please submit revised copies for the City Engineer's stamp. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of--way or easement, the City charges a 4% fee. 255 PARKWAY * p. For your convenience a spreadsheet is attached to the permit application for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
