Micha,
First, we will need to wait until Monday to set up an "informal DRC" meeting (formal DRC meetings are
held with applicants after submission)... I feel it is important to have the Assistant City Engineer and the
Fire Marshal involved, and I can not coordinate with them this afternoon.
Second, attached are the 2F-9 Development Regulations from the Zoning Ordinance. The entire Zoning
Ordinance is available on-line at www.municode.com I
Finally, the PD will be viewed as a whole, however, utilizing SF-12 as a base zoning, similar to the
Petterson Addition would be preferable.
I will contact you on Monday with potential meeting times and dates.

i spoke to you yesterday on the phone about tom whatley's two pieces of
property in Coppell. tom was able to attend the meeting last night about the
2F-9 tract which is a mirror of his.
i know you said Coppell didn't have a formal DRC review committee, however,
you all are usually together on tuesday mornings. is the committee available
to meet tuesday morning at 9:30 to discuss the 2 AC tract at 300 W Sandy
Lake Road? we wish to discuss options with the city for the development of
the tract.
also, where would i find the ordinance or guidelines on the city's website
which could answer the following questions?
1. in a subdivided scenario with the current 2F-9 zoning, what would be
the minimum lot dimensions on the 2 AC tract? (width, depth and square
footage)
2. in a subdivided scenario with PD zoning, are there minimum lot
dimensions or is it a case of review by P&Z to approve the development as a
whole?
