Construction Plan Review Comments

Dear Mr. Griffin:
This letter is to notify you that the enclosed Construction Plans have been revised in
accordance with your May 21,2007, Review Memorandum. The following items have
been addressed as per the referenced review:
GENERAL COMMENTS
· 1. Please provide a plat with the next submittal.
Response: A plat has been provided.
Sheet C 1.2
. 2. It appears that at the northeast corner of the proposed building the fire lane goes
into a reverse curve and narrows down to approximately 20 feet. Please reevaluate
the fire lane configuration to ensure that fire apparatus can maneuver through the
fire lane.
Response: The fire lane width has been increased.
Sheet C 1.4
. 3. There appears to be some confusion about the dimensions of the parking lot on
the southeast corner of the proposed structure.
Response: Dimensions have been modified for clarity.
Sheet C 2.1
. 4. Reference View 'A-A': Sheet C 3.2 shows the flow line of the 42" discharge pipe
to be at 530, yet View 'A-A' shows the normal water surface to be at 526.5. Please
review these elevations and make necessary corrections.
Response: Elevations have been reviewed and corrected.

Sheet C 3.1
. 5. The truck court areas, both on the north and south side of the proposed structure, are being
used as potential detention basins. Please show the fire lanes in the drawing and provide
additional information on how deep the water is being stored within the fire lanes when the truck
courts are being used for detention. There could be a problem if the fire lanes are completely
submerged.
Response: Fire lanes are now shown. The maximum design detention depth for the fire
lanes is 6 inches. Annotations indicating the design depth have been added to the plans.
. 5a. Provide calculations for allowable discharge from truck court detention.
Response: Allowable discharge flows from the site area based on the Duke-Lesley Tract
infrastructure plans. Strom drainage improvements associated with those plans have
been approved by the city and are currently under construction.
Sheet C 3.2
. 6. This comment pertains to the same comment as Sheet C 2.1
Response: Please refer to response to comment number 5.
Sheet C 3.3, C 3.4. C 3.5
. 7. Please provide profiles for the on site drainage system.
Response: Profiles have been added.
Sheet C 5.1
. 8. If you are going to request a waiver of lime beneath the pavement, a letter should be
provided to my office for approval. Also, with the waiver of the lime, the City of Coppel! requires
an addition 1" thickness on paving and a 4000-psi strength concrete.
Response: A waiver request letter shall be provided. Concrete thickness and strength
requirements have been noted.
Sheet C 5.2
. 9. Please remove any detail that is contained within the City's standard detail set. The
contractors are required to have a copy of the City's latest Standard Construction Details on site
during construction. Also, Detail #8 needs to be corrected.
Response: Details included in the City's standard detail set have been removed. Detail
number 8 has been corrected.
FIRE DEPARTMENT COMMENTS
Sheet C 1.1
. 1. Please ensure that there is adequate room in the 45.5-foot deep trailer-parking stalls so that
the trailers and/or trucks do not hang over into the adjacent fire lane.
Response: A typical trailer is 54 feet long with 12 feet between the end of trailer and the
rear wheels: Including overhang, 42 feet of stall depth are required to keep trailers out of
the fire lane. Also, a 12 inch curb is proposed for the trailer stalls.

Sheet e 4.4
. 2. The proposed location of the fire Department connection should be relocated away from the
driveway. Please coordinate with the Fire Marshall.
Response: The Fire Department Connection has been relocated.
. 3. Please comment as to why there are no fire hydrants within 3-6 feet of the proposed fire lane
on the south side of the building.
Response: Fire hydrants have been added.
. 4. Ensure that the FOe is designed as indicated in our standards.
Response: Comment noted.
