Tim Bennett Engineering 203 Jackson Street Wylie, TX 75098 RE: Alexander Court Subdivision Construction Plan Review Comments The City of Coppell has reviewed the referenced plans and has the following comments to offer: Plat - 1. Include sheet 2 of the plat 2. Label the base flood elevation of the proposed 1 OO-year flood plain. 3. Tie down the location of the floodplain on each lot with dimensions. Draina2;e Area Map - 4. Label the base flood elevation of the proposed 100-year flood plain. 5. Provide inlets on Knights Way to pick up runoff before reaching Olympia Lane. 6. Crown height should be 6" and Intensity should be 7.8. 7. Wye inlet on Lot 24 should be moved east closer to property line. 8. Provide positive overflow to creek in drainage easement between Lots 16 and 17 on the north side of property. Paving Plan and Profile - 9. Remove typical section details and refer the City of Coppell construction standards and details. (SO 2035). 10. The 5' sidewalks along Denton Tap Road must be constructed with this development II. The driveway to Lot 18 must be on the east side of the lot. 12. The finished floor for Lots 17 and 18 must be l' above the top of curb, 2' above 100-year water surface or l' above 1 OO-year ultimate water surface, which ever is higher. Storm Sewer Profile - 13. Extend line A to creek bank and place it on piers. Water and Sanitary Sewer Profile - ] 4. Provide information on how the sanitary sewer easement on the north side of the property is to be abandoned. Sanitary Sewer Profile - 16. Show water crossing on profile of line B. Lot Gradine Plan - 17. Continue the retaining wall between Lots 3 and 5 south and tie into the wall behind Lot 8. 18. Provide the retaining wall detail. 19. Lots 17 and 18 need to be at a higher elevation. 20. Finished floor should be a minimum of2' above base flood elevation. Erosion Control Plan - 21. Protect the inlets on the southwest side of the property. 22. Show the construction entrance location. Please make the necessary changes and submit these marked-up plans and two sets of revised plans to the City for review. If you have any questions, please contact this office at your convemence.
