DRC Comments
1.) Proposed streets should have a 6" crown instead of the 5"shown.
2.) Provide sidewalk/utility easements along Denton Tap Road
3.) Show 20' S.S. easement along Denton Tap. There is a 15" S.S in the easement about 20 feet
behind the back of curb. Proposed wall will need to be relocated west.
4.) Coordinate with Bethel Road plans. About 23' of R.O.W is needed off the north side of this
tract. This will require the landscape buffer and wall to relocate south.
5.) There is a 24" S.S. on Bethel Rd. that needs to be shown.
6.) Sidewalk to be installed along Denton Tap and Bethel Rd.
7.) Review and verify that all utilities show correct locations and sizes. (16" waterline in median
of Denton Tap Rd.)
S.) Water line on south side of property is a dead end. Tie into existing on Denton Tap.
