Oracle Engineering 7012 Lindsley Avenue Dallas, Tx 75223 RE: Lost Creek Townhomes Construction Plan Review Comments The City of Coppell has reviewed the referenced plans and has the following comments to offer: General Comments 1. Include Lost Creek Addition on the cover sheet. 2. Remove the city details sheets and the landscape sheets from the civil construction plans. Plat 3. See sheet attached to plans regarding drainage easement needed for Coppell Rd. 4. Label the flood plain elevation and tie town flood plain to lots 5 & 6. 5. Provide a sidewalk and access easement for the sidewalk around both parking lots. 6. Provide a drainage easement behind lots 6 through 15. 7. Title block should include "Replat of Coppell Road Business Park, Lot 1 Block C." 8. Change JB Rose to JR Rose. 9. A 20' drainage easement will be needed around the drop inlet on lot 27. Paving and Profile Plan 10. Show the north arrow correctly for both sites. 11. Are driveway approaches being built with the paving of the road? 12. Stamped concrete location should be coordinated with the future construction of Coppell Rd. Grading Plan/Drainage Plan 13. Label flood plain elevation. 14. Provide spot elevations for the rear of the properties on the east side. Runoff is not permitted to be conveyed to properties to the east. 15. Provide collection for runoff in the rear of the lots on the east side. 16. Re-evaluate your drainage on the west side of the property. You are proposing to grade against the natural flow of the land? 17. Drainage areas D and E are proposed commercial use, use the correct coefficient "C". Water and Sanitary Plan 18. Add a fire hydrant to the corner of lot 1. 20. Install a manhole for the sanitary sewer on the north side instead of a cleanout. Utility Profiles 21. Show the capacity in the downstream storm sewer pipe. 22. Provide lateral profiles. 23. Provide the outside drop. There are other minor comments made throughout the construction plans. Please make the necessary changes and submit these marked-up plans and two sets of revised plans to the City for review.
