Construction Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General Comments
1. Include a coversheet, a plat and a location map.
2. Show and label the property line on all sheets.
3. Show and label stamped concrete on driveway entrances.
4. A left turn lane is needed in the median on Royal Lane for the southern driveway entrance.
5. Your drainage system adjacent to Royal Lane should be enclosed, not an open channel.
Site Plan
6. What is proposed for the open area in the parking lot on the south side of the property?
Grading Plan/ Storm Sewer Plan
7. Review the drainage plans and the design from the W. Sandy Lake Road project (ST 99-02).
There is a 6'X3' RCB along Royal Lane and two separate systems that are parallel on Sandy
Lake Rd. Provide a storm drain system to tie into these existing structures.
Utility Plan
8. Provide a 20' utility easement instead of 15'.
9. More information is needed on the sanitary sewer system. When is the proposed sanitary
sewer system (not in this contract) going to be installed?
10. Fire hydrants will be required in the parking lot.

Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for review. If you have any questions or would like to meet with city staff to
