This letter is in response to your City review letter dated 6-25-07.
PLAT
1-3. The final plat will be provided by Sempco Surveying
DRAINAGE MAP
4. The base flood elevation ofthe proposed 100 year flood plain has been
shown.
5. 2-10' standard inlets have been added on Knights Way.
6. Crown height has been changed to 6".
7. Wye inlet has been moved 15' closer to the East property line.
8. Positive overflow is provided for between lots 16 & 17 as shown on the
grading plan.
PAVING PLAN PROFILE
9. The proposed roll curb section has been replaced by Coppell Standard 2035.
10. Since Denton Tap Road is a major thoroughfare for the City of Coppell and
the future residents of Alexander Court will be utilizing the proposed 5'
sidewalk in only a slightly greater proportion than other citizens of Coppell, it
should be the City of Coppell' s responsibility to construct this sidewalk.
11. The building pads of Lots 17 & 18 have been raised so that the finished floors
of these homes will be l' above the top of curb. The front yard in the west
side of Lot 18 has been elevated so that it drains toward the street. It is the
desire of the home builder and developer to have circle drives for these lots
with regrading described above, we request permission to put driveways on
the east and west sides of Lot 18.
12. These lots have been regraded as required.
STORM SEWER
13. Line "A" has been extended to the creek bank and the headwall placed on a
18" diameter pier. Another storm sewer sheet has been added.
WATER & SANITARY SEWER PLAN
14. All storm sewer radii have been lengthened to a minimum of 300' and several
curves eliminated. A 300' radius curve has been utilized on Lot 23 to tie into
the existing manhole. Lot 23 can still accommodate the builder's desire for an
70' x 80' building pad.
15. The City ofCoppell has an existing 12" sewer trunk line which runs along the
south bank of Grapevine Creek through this addition. This sewer has been
abandoned. The pipe is vitrified clay and has an average cover of 5 feet. We
propose to abandon the sewer line in place. With this depth of cover, any
collapse of the sewer line should be bridged by the soil above it and have
minimal effect at the surface. We propose to cut off the tops of the manholes
two feet below the ground surface, and fill the manholes with sand. See notes
on the utility plan.
Sanitary Sewer Profile
16. All water crossings have been shown.
Lot Grading
17. The 3: 1 slopes utilized on some of the lots are not too steep to maintain. The
slopes are on private property and shall be maintained by the homeowners.
18. A detail of the retaining wall is included in these plans.
