Construction Plan Review Comments
Dear Mr. Griffin,
This letter is in response to the City's comments dated July 3, 2007 for the Northlake
College - North Campus project. Our response is as follows:
Comment 1: Include a cover sheet, a plat, and a location map.
Response 1: A coversheet, a plat and a location map are now included in the set of
plans.
Comment 2: Show and label the property line on all sheets.
Response 2: The property line has been labeled as required.
Comment 3: Show and label stamped concrete on driveway entrances.
Response 3: Stamped concrete on driveway entrances is shown and labeled.
Comment 4: A left turn lane is needed in the median on Royal Lane for the
southern driveway entrance.
Response 4: A left turn lane is added in the median on Royal Lane for the southern
driveway entrance and is included as sheet C2.1.
Comment 5: Your drainage system adjacent to Royal Lane should be enclosed,
not an open channel.
Response 5: The drainage system adjacent to Royal Lane has been revised to be an
enclosed storm drain system.
Comment 6: What is proposed for the open area in the parking lot on the south
side of the property?

Response 6: In this phase of the college construction, the open area in the parking lot
on the south side of the property is merely a grassed area.
Comment 7: Review the drainage plans and the design from the W. Sandy Lake
Road project (ST 99-02).
Response 7: We have revised the proposed storm drain system to better utilize the
existing storm sewer system in Royal Lane.
Comment 8: Provide a 20' utility easement instead of 15'.
Response 8: 20' utility easements are provided at all easement locations.
Comment 9: More information is needed on the sanitary sewer system. When is
the proposed sanitary sewer system (not in this contract) going to
be installed?
Response 9: The oft-site sanitary sewer is now part of this phase of the college
development. We are connecting at the south property line to follow the
recommendation of the sewer study completed by the City of Coppel!.
This sanitary sewer is shown on Sheet C4.3.
Comment 10: Fire hydrants will be required in the parking lot.
Response 10: The current fire hydrants shown on the utility plan reflect the
recommendations of Deputy Fire Chief Tim Oates. Per conversation with
City staft, using these recommendations is acceptable.
