1. Show the existing decelaration lane and provide R.O.W. on Denton Tap for deceleration
lanes.
2. We need TxDOT approval for driveway access from S.H. 121.
3. Easements are needed for sanitary sewer lines.
4. A property owner's association document is needed for maintenance of utilities on private
property .

and retail uses on approximately 11 acres of property, located at the northeast

1. There is an existing 8" waterline along S.H. 121 and 8" waterline along Highland Drive. Re-
evaluate the water plan.
2. The 12" waterline on Denton Tap that has been abandoned. Also, there is 12" waterline on
the west side of Denton Tap.
3. A deceleration lane is needed for the driveway access on S.H. 121.
4. The Highland Driveway access should be coordinated with Lewisville.
5. More drainage information is needed; it will be evaluated further during the Engineering plan
reVIew.
6. Sidewalks should be constructed along Denton Tap and Highland Drive.
7. Provide a bigger radius on driveway entrance along Denton Tap Road.
8. Internal water and sewer should be designed to be private.
9. The Lot 1 (Bank) should tie into sanitary sewer service from S.H. 121.
10. Are you proposing a sanitary sewer service through the detention area?
11. The 8" waterline along S.H. 121 and Highland was built by the developer to the east. We are
in the process of creating a pro rata agreement.
