on approximately lOA acres and a detail plan for two 21,050 sq. ft. 2-story
retail/hotel buildings on two 1.15 acre lots, a 25,141 sq. ft. 2-story

1. Show existing 8" waterline to the Service Center.
2. Plat, utility plans and site plans do not match.
3. "Road B" - make it a fire lane and access easement.
4. There should be 20' utility easements for all public utilities.
5. Ifno pond, provide adequate drainage system design for the 100-year conveyance.
6. The pond appears to be discharging onto future Service Center road; it can not discharge
onto Coppell property.
7. There is an 8" waterline existing on the north side of the property.
8. A building cannot be placed over utilities.
9. A property owner's association document is needed for maintenance of utilities on private
property.
10. Access Road "A" is not R.O.W. dedication, it is part of the Service Center property.
