Construction Plan Review Comments
Dear Mr. Goodwin:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Minor Plat -
I. Label how the R.O.W is being dedicated (By this Plat) for Creekview Dr.
2. R.O.W for Bethel Rd. has already been acquired; it is not to be dedicated.
Pavine Plan and Profile -
3. Detailed plans will be required for the median openings on Bethel Rd. Once the plans are received we
will present them to our contractor for pricing purposes. You will then have the option to include
this work in their scope at your expense.
Water and Sanitary Sewer Profile -
4. A 3" tap with a 2" water meter is not acceptable, a 3" meter to the building is acceptable, refer to
standard detail 4150.
Creekview Dr. -
I. The portion of Creekviev, Dr. where the R.O.W from the adjacent property will be dedicated by
separate instrument will need to be filed before work can begin.
2 How and where is the drainage being handled off-site?
We would like to discuss possible options regarding the construction of the remainder of Creekview Dr.
Please contact the office to set up a meeting. Please make the necessary changes and submit these
marked-up plans and two sets of revised plans to the City for review. If you have any questions,
