Construction Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General-
1. Change Denton County to Dallas County on coversheet.
2. Update project location map to show correct street names.
3. Construct ADA ramps and sidewalks adjacent to all "X" lots and adjacent to Denton Tap Rd.
4. Remove the extra grading plan set.
Plat -
5. Provide a drainage easement for the swale on the northwest side of the property across Tract
A.
Pavine Plan-
6. Remove the incorrect typical section details and refer the City of Coppell construction
standards and details. (SD 2035).
7. See city ordinance on vertical curves.
8. Show all sidewalks and ramps to be constructed with the development, including adjacent to
the "X" lots.
9. Sheet 1 of 8- Why such a long transition of asphalt on Arbor Manors? Construct stamped
concrete entry way.
10. Sheet 3 of 8- At approximately sta. 9+26, review cross slope at crosswalk to meet ADA
standards.
11. Sheet 6 of 8 - Show stamped concrete at subdivision entrance and construct a left turn bay
on Denton Tap Rd. Will a traffic signal at this location be needed?
12. Sheet 8 of 8- Show the existing street grade of Tealwood Dr. and sawcut and remove
existing pavement to limits necessary for a good transition. Refer to standard detail 2070
for a street header at the existing pavement.

13. Provide details on engineered retaining walls.
14. When are the retaining walls going to be built?
15. There does not appear to be enough detail provided for the temporary outfall across the
property to the north.
Draina2e plan -
16. The 9'X6' box does not exist at this time as shown on the drainage area map. If you
propose this swale on the property to the north, it will need to be in an easement. Will the
existing system in Sandy Lake Rd. be able to handle this concentrated runoff? Are there
other alternatives to the swale?
17. Review offsite drainage from adjacent properties. Attached is the drainage area map for the
Sandy Lake Rd project, Wynnpage and Whispering Hills.
18. We will not allow 8.0 cfs to runoff onto Sandy Lake Rd.; it must be collected in Arbor
Manors Drive.
19. Show existing storm sewer on Tealwood Dr.
20. Sheet 6 of 6 - Show the limits of grading along Sandy Lake Rd.
Water Plan-
21. Label the existing water lines.
Sanitary Sewer Plan/Profile -
22. Show the water line crossings.
Street Li2ht and Si2n Plan -
23. Change Juniper Drive to Juniper Court beginning west of Amberwood, place street sign in
appropriate location.
Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for review. If you would like to meet with the city staff to discuss possible
options regarding the drainage adjacent to Sandy Lake Rd. or if you have any questions, please
contact this office at your convenience.
