RE: Bethel Business Park / Creekview Drive _1st Review
Dear Mr. Garza:
In response to your review comments dated July 30th, 2007, concerning the above referenced
projects, we offer the following changes and explanations for the construction plans. For ease of
reference, the following are organized in the same order as your response letter.
Minor Plat:
1. Per your request, the Creekview Drive right of way dedication has been more clearly
defined as being dedicated "per this plat".
2. It is the opinion of the R.P.L.S. signing the plat, that per the filed Permanent Right of
Way document volume 2004224, page 12423 - 12431 the grantor only issued the City an
access easement. Since this will be a public road owned and maintained by the City, it
was our opinion that this area needed to be dedicated per this plat and all ownership
transferred to the City. To better clarify this, "per this plat" has been added to the
R.O.W. dedication callout.
3. It is our understanding that the Bethel Road right of way adjacent to this site was
dedicated, but the ownership was never transferred to the City. Therefore, the Bethel
Road right-of-way as shown on the plat acts more as an access easement. Since this will
be a public road owned and maintained by the City, it was our opinion that this area
needed to be dedicated per this plat and all ownership transferred to the City. To better
clarify this, "per this plat" has been added to the R.O.W. dedication callout.
Pavinl! Plan and Profile:
4. As we discussed in our meeting on August 3rd, 2007, we have coordinated the location of
the two proposed turn lanes within Bethel Road with the design engineer Mr. Gary
Krause at Transystem Corporation. In addition, the preliminary developer's agreement
we discussed last Friday states that the City will coordinate and pay for the two median
breaks needed in Bethel Road. Therefore, at this time, no additional coordination has
been done.

Water and Sanitary Sewer:
5. Per your discussion with Brandon Middleton at the August 6th meeting, a two inch tap
with a 1 Yz inch meter has been proposed for both buildings.
Creekview Drive:
1. We are aware that the Creekview Drive right of way being dedicated by the adjacent
property owner must be filed by separate instrument prior to any work being done. We
are in the process of preparing these documents for signatures. Once complete, the
dedication documents will be sent to the City for review prior to obtaining signatures.
2. Per the preliminary developer's agreement discussed last Friday, we will be responsible
for designing and completing the remaining portion of Creekview Drive. Weare in the
process of updating the Creekview plans. The revised plans will clarify your concerns
with the drainage.
I have included with this letter two revised copies of the Bethel Business Park construction plans
for your approval. I will submit the revised Creekview Drive construction plans as soon as they
are available. Mr. Garza, I appreciate your time and considerations on this project, and if you
