Construction Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Plat-
1. Label how the Right-of-Way is being dedicated (By this Plat).
2. Is this a final plat?
3. Label the property line correctly on all sheets.
Drainaf!e Area Map -
4. Review drainage areas from the adjacent properties. Shadydale Acres is currently picking up
some of the drainage from this site.
5. Provide storm sewer profiles with calculations to verify capacity of the existing and proposed
system.
6. Show calculations for swale at the end of the fire lane to the north.
Gradine: Plan-
7. Is this enough grading information to build the project? Provide spot elevations at rear of
property, between property and along the east side of the property. Do not allow runoff onto
alley; convey runoff to the drop inlet to the north.
8. Finished floor must be a minimum of l' above paving grade.
Plan and Profile -
9. Future edge of pavement is approximately 10' from the proposed R.O.W. See plans for
Sandy Lake Rd. (Teague NaIl and Perkins). The grade at this point needs to be 6" to 10"
higher than future flow line of Sandy Lake Rd.
10. Show the future grades of Sandy Lake Rd. on the profile sheet.
Pavinf! Plan -
11. Provide a 30' radius on the fire lane entrance per fire lane standard detail 2310.

12. The paving notes show a 7" fire lane and the legend shows a 6". Which one will be used? If
you are requesting a variance on the sub-grade, you must submit a letter for approval with the
geotechnical report.
13. Any necessary lane closures will be from 9am to 3:30 pm only.
Utilitv Plan and Profile-
14. Verify the size of the existing sanitary sewer.
15. Sanitary sewer manhole elevations notes do not match the profiles.
16. The storm sewer is running through the sanitary sewer manhole.
17. Show the water crossing on the profile.
18. Move the fire hydrant north towards lot 4 and add another one at the entrance of the firelane.
There may be additional comments throughout the plans that need attention as well. Please make
the necessary changes and submit these marked-up plans and two sets of revised plans to the
City for review. If you have any questions, please contact this office at your convenience.
