Construction Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General-
1. Remove the civil details, landscape and irrigation details. Include only the site specific
details. Refer to the City of Coppell construction standards and details.
2. Should the engineers seal read "Licensed" not "Registered"?
3. Retaining wall details need to be signed and sealed.
Plat -
4. Provide a sidewalk easement on the southeast portion of the property.
5. Kimble Kourt is spelled with a "K".
General Notes-
6. Note 7 should be minimum 30' for the radii on the firelane.
7. Note 13 should include the inspection of private utilities and paving.
Pavine Plan -
8. Include the stamped concrete at the driveway entrances.
9. Provide a sidewalk on the east side of the property per the subdivision ordinance.
10. Include curb and gutter on the north side of the driveway on the northeast portion of the
property.
11. Typical pavement section should be 3600 psi. Is lime stabilization going to be used? If not, a
letter for a variance should be submitted along with the geotechnical report.
12. See ordinance on the stamped concrete details.

13. Provide the top of wall and bottom of wall grades for the proposed walls.

Drainal!e Plan/Profile-
14. Plans do not show how the inlet in Sandy Lake Rd. is going to be moved. How will moving
this inlet and changing the type affect the drainage on Sandy Lake Rd.? Provide the plans for
this inlet change.
15. On line "2" of the profile sheet, the flows do not seem to match the calculations from the
drainage area map.
16. Show the hydraulic grade line on the profiles and show all utility crossings.
17. What is the downstream capacity?
18. Line 1 should also include the roof drains.
There may be some additional comments throughout the plans that should be addressed. Please
make the necessary changes and submit these marked-up plans and two sets of revised plans
to the City for review. If you have any questions, please contact this office at your convenience.
