Construction Plan 3rd Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Left Turn Lane
1. Show left turn lane to match existing median. Only 23' of stamped concrete is necessary.
Utility Plan
2. Fire hydrants will be required in the future along the west side of the parking lot, it would be
easier to install at this time or stubbed out so that concrete will not be removed at a later date.
3. Show storm sewer crossings on sanitary sewer profile.

4. Show sanitary sewer on profile, there may be a conflict.
Once these minor changes have been made, please submit revised copies for the City Engineer's
stamp. The City of Coppell requires three sets of final construction plans for its use; your office
should submit as many additional sets for stamping as is necessary for construction operations.
All contractors and subcontractors onsite must have a copy of the plans approved by the City of
Coppell.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt
work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right-of-way or easement, the City charges a 4% fee.
A check for inspection fees made to the City of Coppell should be submitted to this office along
with the Construction Development Permit Application and a copy of the Construction Site
Notice. For your convenience a spreadsheet is attached to the permit application for use in

calculating the inspection fees. A copy of the contract(s) should be attached for verification
purposes.
