Construction Plan Review Comments (1 st submittal)
Dear Mr. Evans:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General -
1. Include the title "Duke Lesley Addition" on the cover page
Plat -
2. All utility easements should by 20' per the city ordinance. Label the size ofthe easements on
the plat.
Storm sewer -
3. Storm line A on sheet C3.2 shows a 21", the profile shows an 18". Review the calculations
for the 18" on the profile sheet.
Water and Sewer-
4. The three fire hydrants and the vault on the north side of the property should be placed on a
landscaped island.
S. Is there enough information on the sanitary sewer for the contractor to build? If not, profiles
may need to be provided.
6. Has there been a utility maintenance agreement provided for the maintenance of the private
utilities that cross lot lines?
If you are going to request a waiver of lime beneath the pavement, a letter should be provided to
our office for approval. For any additional clarification or discussion concerning the engineering
comments, please feel free to contact this office.
