Dowdy, Anderson & Associates, Inc 5225 Village Creek Dr. Suite 200 PIano, TX 75093 RE: The Chateaus of Coppell Construction Plan Review Comments The City of Coppell has reviewed the referenced plans and has the following comments to offer: General- 1. Change Collin County to Dallas County on 2nd sheet of the Plat. 2. Remove all the landscape plans and details from the civil set. 3. Include a note on the plat regarding no parking adjacent to lots 4x, 42, 43, 50, 51 and Ix. 4. Include the flood plain administrator on the 2nd sheet of the Plat. 5. Provide details on engineered retaining walls. Pavine: Plan- 6. Stamped concrete should be placed at the entrance to the subdivision. 7. Island entrance into subdivision creates concern regarding traffic exiting on the west side of the island. How will this be handled? 8. Show all sidewalks and ramps to be constructed with the development, including adjacent to the "X" lots. 9. Ensure that the cross slope at the intersection of Montebello Dr. and Corsica Court meet ADA standards. 10. Provide a second point of ADA access to the Park area (lot 1 x). Drainae:e Plan- 11. Label drainage area to offsite and show calculations in the table. 12. Provide manholes for access to storm drain system. Water Plan- 13. Fire hydrants on Corsica Court and Bordeaux Court can not be on a dead end greater than 150'. Sanitanr Sewer Plan/Profile- 14. You need to include an arrow board for the lane closure. Please make the necessary changes and submit these marked-up plans and two sets of revised plans to the City for review.
