I had an onsite meeting on the referenced project at 2:00 p.m. on August 8, 2007. The
participants were myself, Mindi Hurley, Laura Swaldi and Kim Hatley. The purpose of the
meeting was to look at concerns and issues related to drainage on the development. It appears
that water is entering the structure for an, as yet, undetermined reason.
In discussions with Ms. Swaldi, she indicated that she had met with the architect, civil engineer
and the general contractor/builder. The architect and the engineer think the builder did not
entirely follow either the civil plan or the building plan, or perhaps followed neither. My field
observation is that it appears the landscape (grading) is not appropriate to provide proper
drainage away from the building. The Engineering Department is currently making field
elevations on and around the site, and Ms. Swaldi has requested a copy of those elevations.
My suggestion to Ms. Swaldi is that because the relationship of owner to builder is apparently
deteriorating, I would host a meeting if she would make arrangements for all the parties to
attend: architect, engineer, builder and "others" (subs). The sole purpose of the meeting would
be simply to bring all parties together to discuss the above-mentioned issues in relation to the
approved civil and building plans.
Ms. Swaldi seems to be agreeable to such a meeting if she can get the other parties to agree. She
is to contact me in approximately 14 days so a meeting time can be established (see attached fax
received from the principals).
Let me know if you have any questions or comments and I will keep you updated on the date and
time of the potential meeting.
