Mr. Griffin:
We have just received a memo from our traffic office whom has done a traffic impact study for the
above project. There's a problem in this impact which is stating in the memo as, "...creates a serious
safety issue".

Our office has reviewed the above Traffic Impact Analysis (TIA) for the above mentioned
commercial development planned for the City of Coppell. Our comments are as follow:
Several items are missing and/or not addressed in this TIA. The generated trips for this
development were never identified neither was the trip distribution clearly shown. The
outbound trip percentages total 120% instead of 100%. The impact to the intersection of IH
635 at Belt Line Rd is never taken into account. Volumes were only given for the driveway on
the entrance ramp which is the real issue with this development. The sole purpose of a ramp
is for controlled access to the mainlanes. To have a vehicle exit the development at a low rate
of speed less than 500 ft from the merge point of ramp to mainlane traffic creates a serious
safety issue. The Point West driveway is denied. With three driveways on Belt Line Rd,
sufficient access to this development is provided.
