Construction Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General-
1. When do you plan on abandoning the drainage by separate instrument, we would like to have
the instrument number on the final plat.
2. Label the 20' utility easement between lots 34 and 35.
3. Add U.E to the 20' sidewalk easement for the additional water taps.
Pavine: Plan-
4. Sheet 1 of 5 shows to refer L2.l for enhanced paving, L2.l is not included with this set. Refer
the City of Coppell construction standard details for stamped concrete.
5. Sheet 5 of 5, the sidewalk along 3X should stop prior to the lots so that they will be able to tie
in on the curve.
Drainae:e Plan-
6. Show how the existing storm drain inlets will be removed and ensure none of the existing
property owners to the west have installed French drains to this site.
Water Plan-
7. The plans show 1- 2" irrigation meter and 2-1" irrigation services. Are these three separate
meters? If so, the impact fees will need to be revised.
8. Why is the water line so deep?
Sanitary Sewer Plan/Profile-
9. Line E should show the water crossing with the encased sanitary sewer.
Street Lie:ht and Sie:nae:e Plan-
10. Show stop bars, especially on the common lot 1 X.

Traffic Control Plan-
11. Change the lane closure time to 9am to 3:30pm only.
12. If the saw cut falls within 3 feet of existing joint replacement shall be to the next joint.
Retainin2 Wall Details-
13. Please double check the design, it does not seem sufficient.
Once these changes have been made these plans will be approved. The City of Coppell requires
three sets of final construction plans for its use; your office should submit as many additional
sets for stamping as is necessary for construction operations. All contractors and subcontractors
onsite must have a copy of the plans approved by the City of Coppell along with a copy of the
City's standard construction details.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt
work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right-of-way or easement, the City charges a 4% fee. A check for
inspection fees made to the City of Coppell should be submitted to this office along with the
Construction Development Permit Application and a copy of the Construction Site Notice. For
your convenience a spreadsheet is attached to the permit application for use in calculating the
inspection fees. A copy of the contract(s) should be attached for verification purposes. If you
