The City of Coppell Engineering Department 255 Parkway Coppell, Texas 75019 Re: Coppell Senior Center Project Construction Plan Review - Response Letter BW2 Project No. 06-1194 Dear Michael: This letter is in response to the construction plan review comments for the above referenced project. I have formatted this letter to include your comments, followed by my responses in italics accordingly. General- 1. Include a cover sheet and plat. - Included. 2. Remove all landscape details from the Civil Set. - Removed landscape sheets. 3. Obtain a copy of the City of Coppell standard construction details for your reference to ensure your design conforms to our guidelines. - A copy of the standard construction details was obtained. 4. Retaining walls greater than 4' need to be stamped and signed by a professional engineer. - There are no retaining walls in the civil plans. Plat- 5. Label the 10' sidewalk/utility easement no the north side of the property. - The easement has been labeled. 6. The fire marshal will be contacting you with comments regarding the fire lane. - The fire lane turning radii have been adjusted. Erosion Control Plan- 7. Include organic filter berm along the south side of the project. - Filter berm along south side of project has been added. 1919 S. Are there walls proposed around the foundation for the 2' - 3' grade difference? - A deck and a small wall (<4' tall) are proposed along the rear of the building. Additional information regarding elevations is shown on Landscape Sheet L1.6. 9. Detail B should have a note for grouting in place. - Detail B has been modified. Pavine: Plan- 10. Refer to standard detail 2290 for correct typical sections. - Noted. 11. Refer to standard detail 2170 for sidewalk sections. - Noted. Draina2e Area Map/plan & Profile- 12. Remove Note #4, the senior center will be constructed before Bethel Rd. All drainage must be independent of Bethel Rd. Label the 8' x 8' drop inlet. _ Note #4 has been removed. All other construction items have been adjusted to reflect Senior Center construction prior to Bethel Road improvements. 13. Label the drop inlet and indicate the NCTCOG standard detail number. - Inlet has been labeled. 14. Indicate which TxDOT item you plan on using, 432.2C or 432.3B. - Specific item has been included. 15. There are two number 2 drainage areas, correctly identify the drainage areas. - Drainage Area numbers have been corrected. Plan & Profile- 16. Edit the callout for Line A. - The callout has been removed. 17. Remove a portion of Note I on line C (see mark-up). - Note 1 has been modified. 18. Remove "by others" on the RCP note. - Note has been modified. 19. There will be stamped concrete in the area of the 5' square manhole; this may have to be relocated. - Per instructions from City, stamped concrete has been removed. 20. Show the profile for Lateral C-2. - Profile for Lateral C-2 is now shown. Mr. Michael Garza, E.I.T. October 30, 2007 Page Three Water and Sewer Plan/Profile- 21. The Foe should be within 3' of fire lane. - The location of the FDC has been modified. 22. You must maintain 2-way traffic before 9 am and after 3 pm and have two flagmen when Bethel Rd. is down to one lane. (Provide a traffic control plan). _ The traffic control note has been modified and a traffic control plan has been added. 23. Remove the 2" water call out that says "to be maintained" and include its use to remain in service for the park. - Call out has been removed. 24. Why is the sanitary sewer so deep? A 5' manhole at station 3+00 should be installed for a depth greater than 12.5'. - Sanitary sewer profile has been raised. 25.
